Our new, bigger, better space is under construction and we will be moving in middle of this month (we hope). While planning the space we realized we had to completely renovate the bathroom studs in on the QUICK, which meant sourcing items that were in stock or quick ship. We turned to Designer Bath in Beverly, MA to help us source great looking items that we could get speedily. They carry a lot of the brands we work with on a daily basis for clients, so while I was familiar with a lot of the lines, I had no time to get this all scheduled on my own. So the showroom manager Robin stepped in a coordinated the whole order for me and everything has arrived on time. Before we start installing the pretty stuff I wanted to share the design concept with you!
The bathroom is small and windowless so I wanted to keep it bright, clean but with a SMIDGE of drama. :) One wall of the space is brick (11.), which will be painted Sherwin Williams Greek Villa (the whole entire office will be painted that color, actually), so for the other walls I wanted to use a really fantastic paper (3.), which is Miles Redd for Schumacher’s Brighton Pavilion in the grey colorway. I love the traditional pattern, but the modern funkiness this paper will create. And it’ll go well with our goregous flooring (again, throughout the whole space) which is this vinyl plank from Lowes (12.)
I chose a sleek white 36″ vanity (5.) to compliment the paper and floor, but plan on swapping the hardware for this really cool campaign style set (7. knobs and backplate). I think this will give it a slightly more traditional flair, but in a modern way. We chose to use the Cararra top (9.) and rectangle undermount sink from the same vendor to keep things easy (plus, they look awesome). The American Standard Town Square toilet is one of the best looking options out there- yes, there ARE pretty toilets! We did polished nickel not only because it works so well with the paper, but also because antique brass finishes are never in stock. If planning to use any satin or antique brass plumbing fixtures in a bath renovation be prepared for the 6-8 week lead times! Speaking of that, the faucet we chose was Brizo’s Baliza (8.) with the cross handles in polished nickel- a great mix, again, of traditional and modern. We ordered matching hand towel ring (4.) which I plan to top with some nicely monogrammed handtowels. Hey, a nice work space is great for morale- and that includes the bathroom! :) To top it off we chose one of my FAVORITE sconces, the Hudson Valley Logan (2.) in polished nickel (the brass version is amazing too). I am still slightly undecided about the mirror- I may use a vintage one I have or this Anthro one (1.) I have liked for a while.
Here is the plan of the space:
And where we stand construction-wise as of last week!
This space is in the “back room” which needed to have a drop ceiling. So I found some relatively attractive drop ceiling tiles at Lowes that look slightly like a paneled ceiling. :) Better than the old stuff, right?
Check back in two weeks when things are almost complete as I’ll share the reveal of this space then! In the meantime, if you are working on a bathroom and need a great place to source from, go see my peeps at Designer Bath! They were such a joy to work with and made this all happen for us REALLY fast! I cannot WAIT to move in and not have to share a hall bathroom with men who pee all over the seat! YAAAAAYYYYY!!! :)

Love that mirror and the whole concept! Beautiful!
Loving it. Such a serene and lovely color scheme! Beautiful!!
LUV the wallpaper accent!!! franki
Love your choices! Looks like Atlas Homewares no longer has your polished nickel choices however. Have another source, particularly for the backplate?
Call Designer Bath- I bet they can get them for you.
Love your choices!!!! The paper is awesome! Is the floor the dove/gray or cottage color? Hard to tell from pics…thanks:)
Washed Oak/ Cottage Grey!
So excited to see the final reveal and I’m so happy for you and your growing business!
Lots of kisses,

We have those drop ceiling tiles in our basement, and I would suggest making sure you paint them. They get sort of dirty over time (at least in our case from the air) and they don’t clean easily. We just sprayed ours and they look 1000 times better. (Maybe that’s something you’re supposed to do and we just didn’t know, but it’s a win!)
As drop ceilings go, that looks great.
Having to rush and choose what’s in stock certainly simplifies things, doesn’t it?
Can’t wait to see the finished product!
I have a similar mirror (the Ballard Atoll mirror) in my powder room paired with different Hudson Valley sconces (the Regent in aged brass) and 2 years in, it still makes me happy every time I see it – I love that mirror! I also have the same toilet in that bathroom and while it doesn’t inspire the same happiness that the mirror does, I have no complaints :)
This will be a long 2 weeks! I can’t wait to see it. :)
I love that Anthro mirror – without knowing what vintage mirror you have in mind I think that is perfect for the space.
I’ve been catching up on a few weeks of EOS posts and love the links opening in new windows! It’s the little things!
YES on the links opening in the new windows!
♥♥♥ every single detail of this bathroom. I just received the Logan sconce two days ago in the aged bronzed, unfortunately they have to go back due to scratches. Bummed about that. The wall paper is like beautiful artwork, love the idea of that across from a textured brick wall. Ballard has a slightly larger mirror that is scalloped edge , the atoll. Love your designs and thank you for sharing them with us!!!
A word of caution. I installed two sets of that exact Brizo faucet in polished nickel and it’s been nothing but a headache! The internal parts have had to be replaced no less than 6 times in under five years! And, while Delta has a lifetime guarantee on parts, I’ve spent upwards of $500 on contractor fees to install the replacement parts. Plus the finish has not held up relative to the Kohler polished nickel set I installed at the same time.
ERin, I need new blinds for my house. I don’t want to spend a fortune as we may be moving soon but I also don’t want cheap looking ones. Do you have any recommendations?
Love the bathroom!!
Yes! Me too! If you could do a post on blinds that would be awesome!
I swear by Budget Blinds. They have every kind… woven, blackout, even custom shutters all for VERY reasonable pricing!! They come to your house etc… love them!
Erin, you’re always so great about choosing hardware. I’m usually okay with big picture ideas – themes, colors, large furniture pieces – but the hardware is so challenging for me. And there is so much out there to choose from, particularly when it comes to knobs/handles.
Love all of your ideas. Can’t wait to see it completed!
Based on the bathroom, alone, you sound like a great employer.
I second this! I wish my company’s bathroom was that nice!
oh my gosh- I don’t know how you have the ability to turn something so, well, not UGLY but definitely not pretty into something so awesome! this looks like it will turn out so pretty. and thank you for that paint color- i love it!
