I am excited to finally share with you guys a fun project I’ve been working on all year that I am hoping will be a new arm of my design business. I was approached by local developer,
Finnegan Development, to help design the interiors of a community of homes they are building in the pretty suburb of Lexington, MA called
Winding Road (and will be beginning another one is Weston, MA soon as well called
Stone Ridge Lane!)
As a professional real estalker, I have long been driven absolutely batty by developers and builders making out-of-date, HGTV-inspired choices for finishes in their homes — especially expensive ones! While I understand there is a budget to work within, many times I’ve found myself questioning why one would pick a tumbled travertine backsplash over a simple white subway (which is actually CHEAPER) in a New England kitchen!?
So to get the opportunity to create a series of homes in the taste of my own client base and personal preferences was such an awesome exercise as a designer! And the approach was really fun too — they wanted me to create three different “palettes” to work from — one “transitional”, one “contemporary” and one “modern farmhouse”. Granted, these were all based on the understanding that the palettes would need to have a general broad appeal for buyers, but with tweaks to give each one a unique personality. We worked off plans drawn for them by various architects and even chimed in on the exterior colors and finishes, too.
So who wants to live in an Erin Gates designed house??? :) Let me give you a sneak peek not only of one of the completed homes, which is already sold, but some glimpses at the boards from the other palettes we designed that are being used in houses being built as I type. (FYI – the images on the neighborhood website is not my work… so this is an exclusive first look!)
This house was designed with our “transitional” palette, incorporating both traditional and more modern choices that would appeal to a broad range of buyers.

This is a shot of the kitchen where the colors look correct (the pro images look a little warmer). We did elongated, slightly irregular subway tile and a marble-looking quartz counter.
I also really love
these pendants and the mullions on the glass doors we chose.
Its the perfect sized kitchen, in my opinion:

The formal living room has SUCH great light and large windows.
The master bedroom is huge, and we added some special sconces by the far window.
We matched the deep grey of the tile to the vanity for some drama.

This would be a kids bath, in my view. Shiplap halfway up the wall for easy cleaning and a linen-textured herringbone tile that is both pretty and durable.
Glass subway makes for a fresh and clean spa-like look.

I’m really excited about this mudroom and powder room with its checkerboard floor and wood vanity!
I am particularly excited about this kitchen!!! They let me do brass and some really amazing lighting!
I found this floor, which mimics the look of my master bath, for this master suite!
I really loved working with Finnegan — they are builders who really are about the quality of product the put out and really trusted me with these homes. I am super excited to see the Weston homes begin (and do a traditional palette for those to add to the mix!) If you are in the market for a new home, they will also build custom for you — you can even bring your own architect if you want (and designer, but I would hope it would be me!) :)

Stunning work! But as a landscape architect it pains me to see such a beautiful home with a poorly designed landscape. So much thought, time and detail was put in for the interior, the outside should reflect that too. Let me know if you ever need a consult. :)

Awesome! I couldn’t agree more about the ugly, outdated fixtures and finishes most builders choose….my house had a tumbled travertine backsplash and I ripped that sucker right out ASAP. Also can’t stand the great rooms with the offset fireplace to accommodate a huge TV – love the classic, symmetrical layout you did above!
Woohoo on the contemporary kitchen selections – especially the waterfall island and lighting! Can you share the lighting source for the sconces and cabinet pulls??

So lovely!!! Thank goodness the builder has chosen you to do this. Do you envision having any say on architectural plans in the future? I’m thinking about your being able to say that, for example, the two separate entries at the front of that house should go through a re-think. You certainly have the experience to do that, too (architects toes be damned).

I’m in a new construction builder inventory house now after selling our 150 year old house. Some things in the new build are so much nicer (attached garage! Kitchen island! A master bath that fits more than one person at a time!)… but many of the finishes are so bad and the woodwork/cabinetry is clearly builder grade. I agree with someone above who said the light fixtures are particularly bad – boob lights in the bedrooms and the cheapest, ugliest brushed nickel set of matching fixtures in all the other rooms.

Just wanted to let you know you’re everywhere!
Wow- all very lovely, but I always have a hard time figuring out WHO could need so much space! If I counted correctly there are at least THREE “family space” s- living room, family room and third floor playroom. Plus there appear to be finished lower levels. I live right in the neighboring town, Arlington, very happily in 1500 square feet with two kids, two cats and a dog.(Sorry to seem so grumpy, but I just cant figure out the excessivenss of the world today – imagine the cost/wastefullness of furnishing all of this, the cost (to the world) of the energy needed to heat, cool and provide lighting for this huge home. We can all be pretty sure that this will be a 2 parent 2-3 kid household, where the family will never need to interact with each other – and may never even pass each other in the halls!
I completely agree. These homes are beautiful and I love your style, Erin. Since you are not the architect, I don’t feel bad saying that the excessive size of this home is slightly sickening.
I’m with you. That kitchen seems sooo huge. Pretty, but I’d have to have a full-time housekeeper. No thanks.

These plans are beautiful. When we bought our last house, we were disappointed by the builder selections available and ended up purchasing an older house that we could redo to our liking instead. The contemporary palettes are going to be a huge help as we go through that process because what you’ve created is so striking and lovely.

Gorgeous! After seeing so many developers turn out massive McMansions with cheap, builder-grade finishes inside, it is soooo refreshing to see what can happen when they turn to a pro!
So pretty!! I really love the honed carrara honeycomb tile flooring for the farmhouse home.
Do you offer this type of design service nationally? I ask because I work for a homebuilder in Madison, Wis. – Veridian Homes. Not sure if this is something we need at the moment, but I love the idea!

Those were colors from the cabinetry maker, not a paint color.
Could you share what paint colors you used throughout the interior of the transitional home, on the walls and trim? And what color stain you used on the hardwood floors? I’m planning to bring some classic New England style to a home here in Kansas. I’m also taking note of the lighting you chose. Also, have to say that I’m in love with the checkerboard floor in the farmhouse mudroom. Thanks for sharing!
This is so refreshing – I’m a real estate stalker as well and have been astonished as how poorly designed and , frankly, cheap looking new build are these days. Even homes in the more expensive communities have cheap cabinetry, poor layouts, cheap fiberglass tub surrounds, and cheap fixtures. It’s really informed our decision to just continue investing in our first home rather than “upgrading” to another home.
That is so cool! I love the contemporary one, especially the master bath tile, dining ceiling fixture, and kitchen island.
I grew up in Lexington! There’s usually a very stark contrast between the historical homes with a ton of character and the new builds. Love that you’ve brought a lot of character back in with these materials. It would be great if architects could figure out a way to do a garage without having them dominate the colonial front though, it just never looks right.

My husband is a real estate developer here in Dallas and we do all of our own design work and admittedly, some of our early work (from 10+ years ago) in the lower end market was not so pretty ($150k-$250k range). Lately, we has been considering contracting a designer to take away some of the work/decision making responsibility for our more recent projects ($1M+ range). So proud of all you have accomplished! :)

The finishes look lovely! Now if developers would just get hip to current architectural lighting selections, it would be a perfect 10.
Right?! We bought a new build last year and overall I’m happy with everything except the fixtures. What gives? We replaced the entry light so far now working on the dining.
I’m lucky enough to be able to design all the finishes for a custom builder. The reason why the light fixtures are usually so bad is because great fixtures for a good price are harder to find and take time. The old adage of “Quick, fast, and good- pick two” is definitely at play with builders. Luckily, many builders are starting to see that it’s worth it to hire designers to pick finishes because it saves them in the long run.
The house we just finished was high-end and was expected to be on the market for at least 2-3 months and was under contract within 3 weeks! The builder had to pay me my fees and the fixtures were a little more but they’ll recoup their money quickly from the project and the price per square ft is higher than any other comps out there which totally makes it all worth it!
