I am SO excited to share this new project with you guys– finally, I can share projects as they finish! :) YAAAAAYYY! This was SUCH a fulfilling job, as the bones of this place are just breathtaking to start with. When given this kind of canvas, it’s hard not to create a masterpiece! The brownstones in Boston’s Back Bay/South End/Beacon Hill are some of my favorite spaces, as they are chock full of the most incredible, charming detail you just do not find in newer homes. Just look at these ceilings! However, we needed to adapt these formal spaces to everyday living. This young couple plans on having a family (and already has big, happy dog) so they did not want anything quite as grand as the space itself. We started with the parlor level of the home, designing the family room and formal living room, and did a little work in the garden level kitchen and powder bath. We hope to keep going and work on their dining room next, but I couldn’t wait to share these shots Sarah Winchester took for us!
This is the family room– a comfy but tailored sectional done in a Perennials fabric assures durability, comfort AND good looks. The gorgeous drapery was a statement maker, by our much adored workroom. The extra wide tape trim feels perfectly balanced considering the ceilings are over 11′ high, and the custom metal rods (which were there from the previous owner, which was lucky) are fitted perfectly into the gorgeous curves of the windows. The rug, believe it or not, is an indoor/outdoor from Stark that really does wear like iron but feels delightful underfoot.
We used a more casual ottoman in a leather for “kick your feet up” comfort, the prints are from the Studio 534 showroom and the pillows are all custom. The marbleized lamp is Bradburn Home from OKL.
There were recesses on each side of the fireplace in here, so we designed some built ins with shelving above to utilize the space and visually draw the eye up. Nick from NS Builders did an AMAZING job on these for us, and they came out exactly as we had envisioned! We used a grey/blue grasscloth on the back wall to enhance the look of the shelving and items on it. Also, this chair is BONKERS (to the trade frame done in a Mark Sikes for Schumacher fabric).
The back of the room has this gracious arched nook, where we placed a glass front storage cabinet and pair of lucite pedestals with topiaries on top (faux, because let’s face it, real ones would not flourish with the light here).
This room has gorgeous pocket doors that close it off from the more formal living space…
Which, when you open the doors, looks like this! A more formal take on the family room, basically. Same light fixture (here) and magnificent detail though. We used the same drapery since these rooms are most often left wide open to each other. The console is from Wisteria, the X-benches are Ballard done in a custom fabric.
A pair of blue sofas, done in a Crypton treated fabric – again for durability – mirror each other by the fireplace. The pillows are custom.
We found this pair of giclee framed prints on OKL, believe it or not! It’s all about mixing high and low.
I just love the lines of the sofa arm here. And behind this seating area we created a little game table area that is one of my FAVORITE parts of this home :)
We found these vintage chairs on Chairish and had them reupholstered in Vanderbilt Velvet from Mary McDonald’s line with Schumacher. We used this stunning Bunny Williams table between the chairs, and topped it with a gorgeous blue lamp.
In their kitchen they had this nook that was just calling out for a built in banquette. The clients LOVED the look of Nantucket’s Club Car restaurant and so we made the banquette out of a similar light blue faux leather that is so easy to clean. Pillows make the nook a cozy spot for breakfast or dinner!
A pair of Kayce Hughes pieces were a great complement.
IN the TEEEEEENY powder bath off the nook, we papered with this fabulous Carleton V wallpaper – making a statement in a small space is SO fun.
I hope you enjoyed this reveal! If you want to win a chance to have me design a room like this for YOUR home, just pre-order my new book (coming April 2) and enter your info HERE! :) On sale right now for $22.50 on Amazon too!
Everything about this is just absolutely, fantastically gorgeous!
Isn’t that bathroom wallpaper Carleton V? I just did a project with it in coral, looks gorgeous in the blue, nice work… Maybe Cowtan makes the same?
Love! I’m a sucker for blue and white and classic details. Terrific you used indoor outdoor carpets and kid resistant fabrics… Henry no doubt “helped” you research that.
I absolutely love all of these rooms!!! Stunning. What is the white color paint that you used on the walls?
[…] This Boston brownstone is dream home material. […]
This looks like a dream. Great space, fantastic work. As a single, no kids planned female I thought the second book wasn’t for me, but pre-ordering now. I have new house goals.
OMG! This is really a piece of art! Everything is harmoniously elegant and i loved every tiny detail you made to revive this beautiful place. You must be sooo proud!
What a lucky home owner!! They get to come home to this beautiful space! You have done a beautiful job!
Can you provide the paint color used?
Wow!!! There is so much thought and love put into this space. The symmetry makes me so happy and yet there are plenty of fun touches. My favorite little touch are the lucite plant stands and “permission” to use faux lemon trees. So happy! Thanks for sharing.
[…] I am IN LOVE with this Boston design job by Erin Gates. She is unbelievably talented and none of her designs disappoint, but this is […]
Breathtaking!
I love your work, but THIS is by far my favorite project of your’s EVER! I cannot even begin to imagine how much time and energy you and your team put into this house – but the results prove it was a great investment. How fortunate the home owners to live in this! Thank you for sharing with us.
Please share the source for the powder room sink. It is so charming.
Your entire design project is gorgeous. Thank you so much for brightening my morning with beauty.
I agree. I have a TEEEEEENY powder bath too and that sink would be perfect. They are so hard to find.
So pretty! Your design with the architecture is so perfect!!!! I am obsessed with the crown molding….and original artwork is really hard to find and afford at the same time. The giclees look great!
Beautiful! I too would love to know the Cowtan and Tout pattern!
Absolutely stunning! Such a beautiful home with beautiful design to compliment it!
Just top-to-bottom perfection!
I’ll take it! Absolutely stunning. Perfection. Love the mix of prints, to keep from feeling too beige. Love the transitional feel, perfect traditional detailing with fun accessories. I could do without the Hermes throw.
Erin, what a beautiful project. I’ve looked through all the rugs on the Stark site, and still cannot find the beautiful indoor/outdoor rug you used. Can you post a link?
Exquisite! Can’t wait to receive a copy of the book! If at all possible, I was interested to know the paint color on the walls as well. Thank you!
Wow, what a gorgeous, gorgeous design you did. I love everything about this and would love to have it in my home. I am buying your book now to get my chance at a fabulous design by you!
This is absolutely gorgeous! So light and fresh!
Absolute perfection. I love all of it!
can you post the link to the gold side tables in the living room. Are those ballard?
Obsessed with this. Makes me want to redo my own house.
Erin, This home is gorgeous! Would you please tell me the wallpaper pattern name from Cowtan and Tout? It would look perfect in my powder room.
That banquette! I am in love!
Wow, it is stunning! I am blown away. What a beautiful place!! Congrats, Erin! You did a wonderful job. I have pre-ordered and would be honored to win a chance to work with you!
Absolutely love this post. Thank you so much for sharing the whys and how’s and sources! It is so beyond helpful for us ladies. I never leave comments but just wanted to say thank you and your posts are a bright spot in my day. What you do matters. Keep up the good work!
Beyond stunning! Cannot wait to get my hands on your new book! Are you able to share the color you painted the walls?
That color was actually existing, so I’m not sure!
Love everything about this space but I think that Cowtan & Tout PR wallpaper might be my favorite! Love how you effectively mix high end pieces with more cost effective accents – including the artwork! Much as I love and have invested in original art, sometimes the right print/giclee can make a space.
SO beautiful- love the blues throughout. I’d love to move right in.
Aaaaaah! This is amazing! I’m going home to rearrange all the furniture in my living room.
Gorgeous. Can you please share the name of the fabric on the family room couches? Exactly what I am looking for in my sitting room. Thank you for sharing!
What a beautiful home, Erin! You’ve managed to make it serene and elegant yet welcoming, fun and practical.
Erin, this is STUNNING! Can you share the source of the living room rug and the paint color that you chose?
Absolutely amazing. I love it.
Why scrimp always on the artwork–it really shows! Ultimately the artwork makes a room and the mediochre boring work–if you even can call a giclee a work?–chosen here is depressing.
I think the architecture in this home is just stunning. I would like to know one thing! Why are there no lamps on either side of the sofas in the Family Room? My husband and I read every night in our Family Room. We have 2 Library Floor lamps from Restoration Hardware that don’t take up much floor space or visual space. These lamps are also adjustable and we can make them almost disappear. Unrealistic to think you could possibly read by the light of a hanging chandelier!! Love the colors in the rooms!
She probably splurges where her clients want. Not everyone wants to spend a fortune on art. Didn’t Erin major in art? Pretty sure she knows how to pick out “good” artwork if that’s what the clients want.
Because not everyone wants/can buy original art — we use originals as often as we can, but sometimes people aren’t ready to pull the trigger on it and use giclees until they find the right piece. No need to be so rude about it, my goodness.
I gues I am not as highbrow as Lola- I liked the art…but what is a gilcee?
Stunning! Can you please source the grey/blue grasscloth? Thank you!
+1 im also intersted in the grasscloth source. The space is gorgeous. You did a fab job.
What a beautiful home to decorate. I love the elegance of each room but they still feel livable. Nothing seems too precious, yet it reads money. Gorgeous! Thank you so much for sharing!
Wow. Just wow! This project is bananas – LOVE everything about it.
So beautiful! Can you share the source of the table that the marbleized lamp sits upon?
Really lovely. The architecture in this home is stunning as you said! Beautiful job as always with the design!
Amazing! Beautiful and beautiful design!
This is my dream home and dream style. Wow. Cannot emphasize how much I love this!
Stunning!!!
Erin…just breathtaking. Thanks for sharing. Donna
Gorgous!! Who makes the rug in the formal living room? Is that also Stark?
Wow, wow, wow!! I love everything; it is all so gorgeous! No wonder you were excited to share this project!
