Over the past week and half our lives have taken a big turn- we bought a new house. We’ve been looking for a while now, wanting a little more room for the kids, dogs and us, and while we’ve been close on a few properties over the past year, nothing worked out for one way or another. Until two weekends ago. A fast and furious bidding war on a very unique property occurred and we came out the winners. So here we are, putting our beautiful, wonderful, sweet home up for sale today (aaaaaand I just started crying typing that). This house has held us tight through so much- provided comfort and joy through the bad times and the good, inspired the content for my two books, let me practice my craft and made me a better designer, gave me the opportunity to work with my Dad on the additions and renovations and most special of course, was the place I brought my babies home to. (OMG I can’t stop crying). We’ve made such wonderful friends in this neighborhood, loved the people surrounding us from our beloved Starbucks baristas who always make Henry feel like a celebrity when he comes in (a mere 5 minute walk away) to neighbors who have become the best of friends, walking around the lake….. This is the most special house, and I hope we find very good owners to take care of her in the years to come (OK seriously, I hope the UPS guy doesn’t walk in here because I am full on ugly crying now). We aren’t moving far, it’s actually an 8 minute drive, and my office will remain here so I still will have a strong tie to this neighborhood- but it’s been such a wonderful place to live.
So here we go- we’re doing this without an agent for now so if you are interested please call or e-mail my husband Andrew Gates (617)869-9444 [email protected] for more information or a showing. Happy to work with buyer’s agents at a 2.5% commission!
For Sale- A 2,342 square foot center entrance colonial in the heart of Newton Center painstakingly renovated by designer Erin Gates and featured in numerous publications from the Boston Globe Magazine, Washington Post, House & Home and House Beautiful, as well as the subject of Erin’s New York Times best-selling books. Three bedrooms and two and a half bathrooms, including breathtaking primary suite with marble bath and custom closets. Two additional bedrooms each with walk in closet and full newly renovated marble bath round out the second floor. The first floor features an open kitchen with custom-cabinets, quartzite countertops, Jenn Air appliances and large custom banquette for comfortable dining. The newly built mudroom, pantry and laundry room lead to the garage and two car driveway with new stone retaining wall. The formal living room features a two sided fireplace that connects to a vaulted ceiling family room with an abundance of windows and shiplap walls and ceiling. The basement contains a playroom with new full egress window and custom sliding barn door. The spacious back patio is surprisingly private for the location with a fully fenced yard and mature plantings. New slate front walkway with granite steps, new roof, recently painted exterior, three zone central air/ forced hot air heat and updated systems throughout make this the perfect turnkey home. Furnishings and window treatments negotiable as well, as most were made custom for this home.
A five minute walk down one-way Pleasant Street to coffee, restaurants, the T and various shops as well as Crystal Lake, top-rated Mason Rice school and Newton Centre playgrounds and tennis courts. Easy access to I-90 and I-95.
We are going to do private showings as requested and if needed, an open house this weekend. Please call Andrew (617) 869-9444 or email [email protected] to set up.
As to where we’re going- it’s a huge difference and a project…. let’s be honest, I needed a new project :) More details to come.
As someone in RE in MA (home inspection), I’m so curious to know how many folks are going to ask you to sell it furnished considering your skill set. I’d think you’ll get that request.
I feel a book coming on💜
Congratulations on your new house! How exciting! I can’t wait to see you work your magic on it.
I wish I could buy your old house – but I live in Denver :(
Congratulations on this new adventure…it is truly the turning of a page in the book of life. I can’t wait to see what you do to your amazing new home. My first thought when I saw the photo of the new house was “the center windows line up perfectly”! ;) Cheers to old memories and the new ones to be made!
Congratulations on this big step for your family. As a curious one would do, I Googled your address and happily found the old listing on realtor.com. It is such a stark contrast, showing all the work you have put into the home for the past several years! It was so great to see the before and after’s. Can’t wait to see what you do in your next home.
Amazing! Just curious if you would be interested in doing a post about anything you would have done differently style-wise/renovation wise? Sometimes I feel like I rushed into doing some renovations that I second guess after six months. Congratulations Gates Family!
OMG!!! I am crying now! Your beautiful home will belong to another precious family in a matter of DAYS! We just went through the same process-took years to plan and build the home we raised our three children in, revered Southern architect, incredible neighborhood-but, at the opposite end of the spectrum…our children are now all in Atlanta and San Francisco, and our home was simply way too big. It sold in four days, and we were flabbergasted! On to the next adventure, as you will be soon!! We all CAN’T WAIT to go through this journey with you!!!
Oh I’m so excited for you!!!! I wish I could buy your home, it’s stunning! I absolutely can’t wait to see what you do with your new house too. I can see how it would be bittersweet, I get very attached to my homes as well.
Oh Erin! Bittersweet but always exciting to go to that next family home. The new baby room has barely been used though 😢
Best of luck. I’m sure it will sell in a heartbeat. Already hoping for a tag sale. Is that bad?
Congratulations, Gates Family! Your current home is exquisite and I’m sure it will get snapped up in a heartbeat. Thank you for sharing it with us. I can’t wait to see what’s next!
Best of luck going forward !! Your home is exquisite and no doubt will sell quickly. The new house….OMG so excited ! Can’t wait to see the magic you will work there !
i am resurfacing my kitchen – are your countertops quartzite? What is the name of the stone? Thanks.
Bittersweet for sure. Excited to see what you do with your new home! But I have to know…will you be installing leopard carpeting on the stairs??
Oh my gosh! You won’t have any problem selling that beauty! If I were in your area I would want it completely furnished though!! Ha! I can’t wait to see what you do in your new home. I am sure you will be able to make it beautiful as well. No question! Congratulations!
It is a beautiful home. Good luck.
Erin!! The new house is gorgeous! Love all the architecture details , wishing you all the very best xxx
How wonderful, and what beautiful homes, both! Let the bidding wars—and new memories—begin. I predict it will go over asking price; especially in that location and this market. Glad to hear you’re not going far, and happy I get to watch your latest transformation unfold. Here’s to your new adventure. Cheers!
Wow! Not shocked tho. The real estate prices up there are crazy – but I’m sure you will get every penny and probably more! Let the bidding war begin…..AND let the new home renos commence! So happy for you. Somehow, I knew you would have bebe #2 and that you would find a fabulous new property to transform. So glad we get to come along….❤️
Skweeeeeeeeeee!!!! We’re gonna need a tour of the new house ASAP 😍💯💋
Well…that should sell in -5 seconds, as stunning as it is! Blessings on your new adventure. Someone will enjoy the home you lovingly crafted and curated for many years to come.
Congratulations Erin and Andrew. The new house looks spectacular.
I am so excited for you. Onward and upward. There is nothing as much fun as a new project. Let’s go!
Ann
Someone will be very fortunate to make this their
Home
Hope we can follow your new adventure
So, so happy for you and your family! I’ll be sad not to see your current home pop up on the blog (as I’ve loved watching it evolve over the years) but am very much looking forward to your new adventures in decorating this home and am always grateful that you take us readers along for the ride! Best of luck.
Congratulations! I have been following your blog for years … your current home is so incredible, I was thinking ‘why???’ and then I saw the pictures of the outside of the new home at the end of the post and thought ‘oh, yes, I see now.’ Can’t wait to see the posts to come with projects in your new home. Wishing for a fast sale for you and family.
Congratulations Erin! The new house looks beautiful and I can’t wait to see what magic you work with it!
As for your current home–I only wish we had an excuse to move to the Boston area :)
Hi Erin-
Long long time reader and EOS enthusiast. As a fairly new empty nester, I think I finally pinged why I return to your blog all these years-yes, for the all the design, sources etc. But seeing this post today was an aha moment. I return for the memories. My own.
It’s the closest thing that leads me back to my precious-to-me memories of early marriage, young family life, Young house love, young house growing pains, the hurts and the joys of life.
The days are LONG…The YEARS are short.
It’s not necessarily that my Path or memories are or need to be the exact same. Some are, some are not. It’s not that I relate so much as it’s a portal -and I’m grateful.
And many of my memories are sweet or beautiful but the ones that aren’t show me growth. Mine, my family’s and our journey.
Bon Chance

Thank you so kindly. DS
Beautiful and so true, from a soon to be empty nester too!
What exciting news!!!! The great news is all the memories move with you! Your home will sell so quickly as it is just beautiful! Can’t wait to follow along on the new home! Congratulations!!!
I dont know where your new house is but it is beautiful! Congrats!
This house is gorgeous, I wish you the best of luck. It is always bittersweet leaving the nest you brought your babies into, but remember, onward and upward, and someone else will get to love it just as much as you do.
Congrats! Can’t wait to see all the projects in your next home.
Your house is so dreamy!
Congratulations!!! I’m sure it will sell quickly. All the best for the next chapter!
So exciting!! Very happy for you, Andrew, Henry and Emma!! Best wishes for a speedy sale on your home and a smooth painless move.
Congratulations Erin…your new home will be a great project and wonderful home for your family. I can understand you have mixed feelings about leaving such a beautiful home. You have put so much of yourself into it. I remember that you did say it was not your forever home, but leaving the home that you have brought babies home to is never easy. I’m sure it will sell quickly and you will be onto your new adventure.
Well…your home is certainly “Designer!!” You have done wonders!! The BEST TO YOU!! franki
Good luck and Congratulations!
Good luck!!
Congratulations and sending well wishes for all that’s in store for your family. Growth can be hard and rewarding at the same time.
Congratulations Gates family!
Both so gorgeous. Congrats! For as turn key as yours is, I agree price seems low! Best wishes and looking forward to watching the transformation!!! Congrats.
Delightfully exciting news! Thank you for sharing with us; this blog has been like reading a beautiful novel of such joy, along with the many difficulties of life. The home you are selling is a jewel and your new home, with that front gate, (sigh) is the vision of more designing dreams.
Your new house has been my dream house for the past 15 years! In fact, if we weren’t mid-renovation on a house we’d bought only in March, we’d have been amongst those bidding on it too! I’ll be living vicariously through you so I hope you’ll take us all along for the ride as you renovate. Congrats!!!
Oooohhh! This is so exciting for us! Cant wait to see all the projects and design work and just everything!!! Thanks for sharing with us and congratulations.
Congratulations! Best wishes for your move to your new house where I know you’ll make wonderful new memories.
Congratulations! Love the new house and your current house is simply beautiful! It’ll go fast! How fun for you guys!
Congratulations! Love your work and your family first approach. You are a wonderful inspiration to other Metro- Boston mamas. Thank you! Best of luck during the move!
Yes! Wellesley! Was wondering how long it would take you to move there! You will love it. We moved away from Wellesley to another state but we didn’t live far from where you will be going. You will LOVE the neighborhood!
Congratulations! I teared up thinking of you leaving that lovely home. I have enjoyed watching its evolution.
However, I can’t wait to see what you do with your new project! I know it will be gorgeous! Best of luck with the sale. Susan
Someone is going to be very lucky to own such a stunning home! I can’t wait to follow you on your next big adventure xx
Omg saw the listing of your new house on Zillow last week and I was obsessed with it – congrats!! Also you should’ve asked more on your current – I’m sure it’ll be sold by the weekend!
How exciting! Congrats on being the big winner this time, and I look forward to following along as you settle into the new place. It looks amazing!
Congrats on the new home- looks beautiful and you have yet to work your magic on it! And best of luck selling your gorgeous home. I cannot imagine it will not go quickly to someone very lucky. I’m sure it’s very bittersweet to leave.I look forward to updates on both!!
How exciting! Congratulations! I can not wait to see what you do with the new home, it’s gorgeous!
Congratulations! I was impressed with your new home and shared it a few days ago on my Facebook page. Love the high ceilings. Great town, our town.
Your house is a DREAM and has provided me with so much inspiration! Congratulations on your new chapter. I recently moved and it was definitely emotional leaving my son’s first home with so many memories. I am so excited to see what amazing things you will do with this home.
All the best!
Both homes are PERFECTION! I’m in love!
I wondered if you could speak to whether you feel the investment you put into the house through all of the renovations and decorating will be returned in the sale of the house. We will be moving in a few years and I’m not sure how much to update before the sale. I keep going back and forth between “the more you do, the faster it will sell” to “why waste time and money on a home you won’t be staying in.”
So excited for you! Your house is so beautiful and is lovingly maintained! Good luck!
So excited for you and to follow along on this new adventure! Thank you for taking us along! ❤️❤️
As a realtor, I have to say you nailed the comments! You may want to change master suite to primary. I’m sure it will go quickly! Congratulations on the new house!
I like ‘Owner’s Suite’ too
I’m not crying, you’re crying! Wait, I am crying too. You’ve done EVERYTHING POSSIBLE to this house; every square inch painted and polished, nothing left undone. It’s all so perfect.
On the other hand, I couldn’t be more excited!!!! A new to you house with all its imperfections and poorly used spaces (speculating here) for you to work your magic on. You’re creating the home where your children will grow up: family celebrations, decorating the Christmas tree, Easter egg hunts, birthday parties, slumber parties. And you’ll need more space for that. I can’t wait to see it all unfold.
Thank you- that’s exactly right.
Congratulations! I would snap your home up in a heartbeat if we were local. Good luck with the sale and move and can’t wait to see what’s ahead.
Congratulations!! Curious how you guys ended up deciding not to use an agent? We’re also gearing up to list our place and have been going back and forth on it, but sort of keep hitting a wall when it comes to the contract, negotiating terms, etc…any insight would be much appreciated!
Basically, given my following we thought we’d try this way first…
Good luck! My neighbor sold her house by telling friends she was going to put it on the market. The buyer came to her. She saved a ton of $$$.
What a beautiful house! Wish I was in the market…who wouldn’t want to live in a lovely home on
Pleasant Street these days!!! Best of luck as you move forward!!!!
