We shot my house last week for the second book (our last shoot) and I wanted to share with you guys the updates we made to the house. The pro shots will be revealed in the book, but there is lots of goodness to share in the meantime and I know you’ve been anxiously awaiting a little reveal!
Our new family room came out perfect– and has made our house feel SO much bigger, even though it really only added about 175 square feet. Even the doggies love it so much (as you can see).

In the first book you saw it styled like this- which I liked, but come colder months we had to close it off.
So we pushed the room out 5 feet, but kept the same width and vaulted the ceiling and WOW, what a difference. My dad’s firm was the architect, and our builders, Haven Builders, were amazing. This space was ALL about the sectional– so we custom designed one for the space with Kristin Drohan to fit perfectly and really maximize seating. I wanted it to have a nice swooped track arm and be slipcovered for durability. It’s SO comfy and just right for the space.

There are so many windows which make it an extra happy room to spend time in as a family. And speaking of family, some of Henry’s toys live in this room, so we had to get clever about storage for those. I bought this storage bench to not only store toys, but also offer some more seating but with a narrow depth.

My soft goods workroom made a custom cushion for the top, which makes it look special and unique. And side note– this rug is indoor/outdoor and I have spilled a whole glass of red wine on it and sprayed Clorox cleaner on it and it came right out!
We designed tall narrow shelves to the right side of the fireplace which houses more of Henry’s stuff but also some decorative items and books. This leather basket is awesome for gathering up toys in style. We did a simple box beam mantle (which matches the box mean across the peak of the room I managed to cut out of all my pictures!)
The fireplace was a big expense, as we made it see through so both the living room and family room could enjoy it. The old wood burning fireplace was not something we used, but the flue was wide enough to accommodate this big gas log set. I’m not thrilled with the inside so I plan on either staining the brick or finding a herringbone veneer to cover the mis-matches situation inside. I did the surrounds in honed Danby marble, which I’m obsessed with. The glass doors were custom made in a champagne finish.
Looking into the living room from the family room– my antique chair find ($75!) was recovered in a stripe linen.
And here’s the freshened up living room which I am SO happy with. I am so glad I went out on a limb from my typical “neutrals only on sofas” rule and did this beautiful blue Schumacher performance velvet. And the commissioned Kayce Hughes painting seriously was the icing on the cake and made the whole room make sense. Also, we repainted the whole space Benjamin Moore Winds Breath, which has a little more warmth to it than our previous color.

It’s fun to look back and see how my style has evolved– this was our living room in the first EOS book- I think my tastes have certainly matured and gotten a bit softer.

And the sofa itself was made meticulously by Bjork Studio in Atlanta. What an A++++ experience I had with them– everything came out perfect (they also made our new banquette, which is coming up). They make tons of different custom furniture pieces so be sure to check them out.

In the kitchen area we replaced our grasscloth with a Cowtan & Tout vinyl grasscloth after Henry took some crayons to our old walls. Now I can spray Clorox on the walls to clean up, but still enjoy the texture of grasscloth. We also needed some more room in this small dining area, so we designed this banquette with Bjork Studio and really thought our materials to be stylish but super durable.
It is SO comfy to sit at, almost like having a sofa in our kitchen! The back was made out of a striped Perennials fabric with an inset solid Perennials banding. The seat was made of a faux leather vinyl which is BRILLIANT for spills and stain proof.
We made a new rectangle “Gates Table” with Huston & Company to fit the banquette perfectly– the center pedestal makes for ample leg room underneath. The Windsor side chairs and Henry’s highchair coordinate to create a pulled together look.

I added some faux roman valances in one of my favorite Schumacher fabrics from Mark Sikes in the kitchen and dining area to finish the space off.
So that means my house is DONE! Like, really DONE. Which means I need to sell it and move onto another fixer upper! :)

That brush stroke lamp recently caught my eye in someone else’s house but I cannot afford $950 for a lamp. Target surprisingly sells one for $150 that is very similar and so good. I bought both the blue and brown color ways and can’t figure out which one I like best but it’s a great high end look for $800 less!

Like many of the other commenters have noted, this space is so lovely and livable! I too adore the blue velvet english roll-arm sofa! I am a fan of the former gold-frame cocktail table, it is such a classic.
And yes, thank you Erin for being so approachable and open to your resources. I am fortunate to have a Ballard Designs and Frontgate outlets near me (Cincinnati) and I am there once a month buying things I do not need but may need! I found a pair of chinese chippendale style chairs recently that were a score! Love the two-sided fireplace, it’s on my dream house list!

I love every bit of what you have done. It all looks so great but feels like people actually live there. I already have the feeling of your next book.
But my favorite glimpse is Mr. Bill lying on the floor. I am looking at our Mr. Bill lying on the custom diamond jute dining room rug, from my kitchen. And now I feel complete.
Love everything! Could not stop looking at former vs new living room. Finally decided former is no less fabulous but more formal and glamorous. It certainly makes sense that as we relax with age (trying to have and balance it all) and have smalls (two and four legged) who force us to let some things gooooo the softer style would better suit that way of thinking and life. I hope you do go on a quest for a fireplace herringbone veneer – that’s been my unfulfilled fantasy for years as every contractor I’ve had in the house has looked at me like I’m crazy when I ask. So I just cover it with a full size screen.

Love everything!! And it always makes me happy to see that I have some of the same things in my home — the Circa chandelier from your family room and Danby marble (kitchen countertops in my home). I love how much softer the fireplace looks with the Danby marble surround — I may have to consider swapping out our black marble surround for Danby down the road! What are your plans for family room window treatments down the road (I don’t think I saw any in the photos)?
None as of now! We don’t have issues with privacy or glare so we like the room without them!
Everything is so, SO beautiful but I’m so curious to know why no window treatments in the addition? Obviously the windows are beautiful and it looks best without window treatments but you have a TV in there. Is the glare/reflection not an issue ever?
No issue with glare so we don’t plan on doing any!

I’m dying to know if your beautiful Hermes blanket is usually on your living room sofa and if so, how you keep it looking nice. My toddler would probably climb up there, pull it down and chew on it or something similar.

Erin – i have been following you for some time and own the first EOS. I love it and have given to my stylish friends as housewarming and hostess gifts!!
Anywho, we are also redoing our family room and was looking at a rug similar to the one you have. My concern is that the light color will be destroyed by my kids and dog in the room we use the most. I see that you fearlessley put it. Are you having it treated to prevent stains?
Jessica, are you referring to the rug she has in the family room (the diamond printed one)? If so, I have the same rug in the denim color and have had it probably 6-7 years now and it still looks perfect. I have 3 kids, a dog and a cat and there’s nothing they can do it to ruin it. I take it outside about once/year and hose it down (it’s polypropylene) and scrub out any dirt spots. Hope this helps!

Jessica, I recently did my annual cleaning of (hosing down) my rug and I was surprised to find a plate-sized brown stain on the rug under one of our skirted chairs. It appeared someone had spilled a hot chocolate under there, but I had no clue when it happened. It came right out when I hosed it!
Thank you Nancy. Yes that is the one I was referring to. On the weekends I like to drink coffee in the family room and wine a night. Scared of spilling some and having a stain, but it sounds like its quite durable.

So happy to see the progress made. You have done much to this house from remodeling the kitchen, adding the master bedroom/ closet/ bath, finished the basement and now the family room /former covered porch. I wouldn’t call that a remodel since the old room was torn down; more of a complete rebuild.

what kind of fabric did you use for the sectional slipcover?
I used a Crypton linen which I acutally am not happy with so I am having a new slipcover made in PErennials fabric.
Stop. I’m about to have two chairs recovered in Crypton. I was told it’s bulletproof. They haven’t been picked up yet. Do I want to switch?!
